Dry Lining Walls: A Step-by-Step Guide for Self-Builders

Dry lining is the fastest way to get warm, flat, paint-ready walls in a renovation. No wet trades, no weeks of drying time - board it, tape it, skim it.

Method 1: Dot and dab

The classic approach for reasonably flat masonry walls: dabs of drywall adhesive, board pressed on, done. It is quick and cheap, but you lose the chance to add much insulation.

Best for: internal partition walls, garage conversions where walls are already insulated.

Method 2: Metal frame (independent lining)

For external walls, uneven surfaces or where you want serious insulation, a metal frame system wins:

1. Fix perimeter track UD-30 to floor and ceiling
2. Install CD 60 profiles vertically at 600mm centres, held by levelling hangers
3. Fill between profiles with mineral wool insulation
4. Screw plasterboard to the frame
5. Tape joints with fliseline tape, fill with joint filler, skim with a finish plaster

The frame floats independently of the wall, so even a banana-shaped 1900s wall ends up dead flat.

Common mistakes to avoid

• Skipping the vapour layer on external walls - warm moist air condensing behind the boards causes hidden mould
• Profiles at 900mm centres - boards flex and joints crack; stick to 600mm (400mm for ceilings)
• No insulation behind the frame - you are building a cold cavity; always fill it
• Filling joints without tape - every joint will crack within a year
